One market, done well. We only manage cabins in Gatlinburg, Pigeon Forge and nearby Sevier County. Every price, benchmark and vendor is chosen for the Smokies, not copied from somewhere else.
Founding Owner Offer. Our first 3 cabins get full service at 15%, locked for 12 months, with the $499 onboarding fee waived. Same service, same statement.
Commitments in writing. Month-to-month with a 30-day exit and no termination fee. Commission on nightly revenue only. Your approval for any repair over $300, except emergencies. Every repair billed at cost with receipts.
Questions cabin owners ask us
What does the 20% include?
Full-service management: listing setup, daily pricing, 24/7 guest messaging and screening, cleaning coordination, hot tub checks at every turnover, an inspection after every checkout, maintenance coordination, damage claims, permit renewals, occupancy-tax filing, a monthly statement and an owner portal. There are no extra management fees on top.
What else will I pay?
Only your cabin's own running costs, always at cost with receipts: repairs and parts, hot tub service and chemicals, utilities, internet, trash, pest control, guest supplies, a twice-yearly deep clean, permit fees, insurance and property taxes. There's a one-time $499 onboarding fee (waived for founding owners) and the photoshoot at cost.
Do you charge your commission on cleaning fees?
No. Our commission applies to nightly rental revenue only. Guest cleaning fees go to the cleaning team, and taxes go to the state and county.
What happens in slow months like January and February?
Because our fee is a percentage, it drops automatically when your revenue does. You never pay a fixed management bill in a month your cabin barely books. If you prefer a fixed cost anyway, ask about our optional flat plan.
Can I still use my cabin?
Yes. Book your own stays through the owner portal. There's no fee for owner stays; the cleaning after your stay is billed at cost.
Do you handle permits and taxes?
We prepare your permit renewals and safety inspection (smoke and CO alarms, extinguishers, grill rules, exits) and file occupancy taxes for you. Permit and license fees themselves are paid by the owner.
Who handles emergencies?
Our local team answers 24/7 and gets someone to the cabin when needed. Repairs over $300 need your approval, except true emergencies like a burst pipe or no heat.
What if I already have a manager?
Send us your contract's end date. We'll prepare your estimate and onboarding plan in advance so you can switch the day you're free, with your future bookings carried over.
